The information below is there to provide you with the information you really want to know! You'll find we are a transparent business as we feel this is the key to a strong lasting relationship between Client and Service Provider.

NB: If more than max bathrooms, next band is charged for cleaning costs. A games room is considered as an extra bedroom for cleaning costs.

* If a seperate Hot Tub requires maintaining, there is an additional fee of $30 per month ($40 if no pool maintenance is required).

NB: Further charges may apply as follows:
  • Paying Utility Bills - $15 per month
  • Completing Sales Tax Forms - $10 per month
  • Emergency Call-Out/Maintenance & Repairs - $50 per hour (or part thereof)

Some Key Questions You Should Ask When Shopping Around:

  • What Escrow deposit do you take?

  • What do you charge for being in a negative balance?
  • What do you charge for sales tax completion and returns?
  • What do you charge for paying my utility bills?
  • What do you charge for renewing my licenses? (eg. Occupational & DPBR)
  • What will you pay me for a 7 night rental and is this a flat rate at all times of the year? (assuming rentals apply)
  • What do you charge for Hot Tub maintenance over and above pool maintenance?
  • How often do you do Lawn Fertilisation?
  • Does your Lawn Maintenance include regular irrigation checks?
  • Do you charge a monthly maintenance fee? (if not, what is the hourly rate for maintenance work?)
  • What is your hourly rate for emergency call-outs?
  • Do you charge a monthly check-in fee?
  • Do you charge for homeowner bookings?
  • What are your set-up costs?
  • What do you charge for such things as turning on and off pool heat with regard to a homeowner booking?
  • What notice period do you have in your contracts?
  • Do you belong to any professional organisations such as the Central Florida Property Managers Association?
